No. There is no minimum stay requirement to maintain your Golden Visa. You can keep your life, business, and income where they are. One visit to Greece is required for your biometrics appointment.

The Golden Visa is a residence permit, not a work permit. You cannot be employed by Greek companies initially. However, you can own a Greek business, act as a director, receive dividends, and work remotely for foreign companies while in Greece. Once you have your residence permit, obtaining a work permit is straightforward — a simple application that is relatively quick and easy to complete.

Yes. After 7 years of continuous residence in Greece (183+ days per year), you can apply for Greek citizenship. Requirements include Greek language proficiency (B1 level) and a civics examination. The Greek passport ranks 5th globally with visa-free access to 187 destinations.

No. The entire property purchase can be completed remotely via Power of Attorney, signed at a Greek Consulate in your country. You only need to visit Greece once for your biometrics appointment after the visa application is submitted.

We conduct full KYC and legal screening before you commit to any property. If our legal team determines you are not eligible, your engagement fee is refunded in full. You will never invest €250,000 only to have your application rejected.

Beyond the property price, expect approximately 8-10% in additional costs: transfer tax (3.09%), notary fees (~1.3%), legal fees (~1%), land registry fees (~0.8%), and government visa fees (€2,000 for main applicant, €150 per family member). Our advisory fee is 2% of the property purchase price.

Yes. Long-term rentals are permitted and we offer guaranteed rental yields of 3-4% through our property management company. Note: Short-term rentals (Airbnb) are prohibited for Golden Visa properties. Rental income up to €12,000/year is taxed at 15%.

Your Golden Visa grants visa-free travel across all 29 Schengen countries for up to 90 days per 180-day period. Time spent in Greece as a resident does not count against this 90-day limit.

The Golden Visa grants a 5-year residence permit, renewable indefinitely as long as you maintain ownership of your qualifying investment. There is no limit to how many times you can renew.

Key documents include: valid passport, clean criminal record certificate, proof of address, source of funds declaration, bank statements showing investment capacity, and health insurance. Marriage and birth certificates are required if including family members. All documents must be apostilled and translated into Greek.
